Residential Property Manager

This rewarding position is a great opportunity for a Residential Property Manager to take the next step in your career. You will report directly to the Vice President of a very well known and respected organization.

The Residential Property Manager will be responsible for the professional management of a residential portfolio located in Edmonton and Calgary.

Your success will be defined by your ability to:
  • Process and approve applications to lease and addendum's to leases as needed
  • Supervise Resident Managers and Maintenance Technicians
  • Address concerns from site staff and assist with site problem solving; delegate tasks to staff as required
  • Check and sign off on all department correspondence
  • Visit sites and travel as required
  • Address Tenant questions or concerns as required
  • Coordinate contractors for Capital projects and ensure budgets and schedules are followed by sites
  • Create monthly PM reports; update vacancy stats, review monthly financials received from accounting
  • Conduct monthly property update meetings with third party Asset Managers
  • Collect and approve all employee time sheets
  • Process and code all employee expense reports
  • Generate lease renewal letters, negotiate rental increases on behalf of non-licensed site staff
  • Submit past-due collections to 3rd party collection agency
  • Pursue and attend Residential Tenancy Dispute Hearings
  • Prepare annual budget
  • Provide on-site assistance when required

Your strengths and experience include:

  • At least 4 years of experience in a Property Management position, with a focus on Residential Real Estate
  • MUST be a licensed Property Manager (RECA)
  • Proficiency in Microsoft Word, Excel and Outlook
  • Experience using Yardi would be a huge asset
  • Strong verbal and written interpersonal and communication skills, as well as organizational and time management skills
  • Demonstrated ability to work as a team member
